  2. Study recent sales data of comparable

  3. Study expectations of comparable home
         values for the next 90-120 days

  4. Establish realistic time frame needs of

  5. Agree upon a price that will accomplish
         the sellers goals within a fair market price range

  6. Execute listing agreement

  7. Execute Seller’s Real Property
         Disclosures and all pertinent addendums

  8. Discuss the best way for the home to show
         with recommendations for repairs or decluttering

  9. Put lock box on door (when applicable)

  10. Put sign in yard or window (when
         applicable, excludes condo’s with sign restrictions)

  11. Enter home onto Multiple Listing Service
         within 24hrs

  12. Load onto Facebook

  13. Load onto Twitter

  14. Email to database of over 680 past and
         prospective buyers and top agents

  15. Load onto over 20 home search sites
         including: Enhanced and Zillow, Trulia, Hotpads,
         Craigslist and too many others to detail here via

  16. For maximum International Exposure upscale
         homes will be added  to the

  28. Feedback is attempted to be procured via
         email and calls from showings

  29. Open houses can be arranged if applicable

  30. Price will be evaluated over time if a
         contract is not executed within a reasonable time period

  31. Offers will be reviewed with client and
         accepted, countered or rejected and all legal forms will be reviewed with

  32. Preapprovals or proof of funds will be
         validated for client

  33. Escrow funds will be confirmed

  34. An inspection in most cases will be
         requested and coordinated

  35. Post inspection response will be handled
         on a case by case basis

  36. Appraisal will be coordinated

  37. Any issues with the appraisal will be

  38. Reminders will be set to insure buyer is
         following loan application process correctly

  39. Title Company information will be
         provided to all parties

  40. Will insure all buyer, seller, Realtor
         and lender information is sent to title company

  41. Contract and forms will be sent to title
         company and constant follow up made to insure title work is being done on
         time and correctly

  42. Will confirm loan commitment is in on

  43. Walk through will be coordinated within
         24 hrs of closing

  44. Seller hold harmless will be signed by
         buyer after walk through

  45. Final HUD will be reviewed to insure all
         proceeds are correct

  46. Will insure all escrow funds are
         delivered to closing agency

  47. All parties will coordinate an in person
         or mail away closing if necessary

  48. Confirm all funds are transferred

  49. Confirm title insurance and title are

  50. Once transaction is complete all keys,
         remotes, pool cards are provided to buyer

  51. Remove lockbox and sign
